Make your plumbing service visit easier

A simple checklist for homeowners and property managers.

At a glance

A clear description, safe access and an available decision-maker make the visit easier to plan. You do not need to diagnose the problem or dismantle equipment beforehand.

Write down what changed

Describe the symptom, when it happens and which fixtures are affected. Mention recent work and repairs, even if they initially seemed unrelated. A clear history helps narrow down the problem.

Make access straightforward

Clear personal belongings from the affected cabinet or work area when it is safe to do so. Keep pets away and provide gate codes through the booking system. Do not move heavy equipment or enter a flooded area to prepare.

Coordinate building requirements

For condos and managed properties, check access rules, parking, work hours and any approval needed for a shared water shutoff. Identify the person who can approve the work and communicate with residents.

Ask about the scope

Before the work begins, ask what is included, what remains uncertain and whether follow-up or restoration may be needed. Keep the service information with your property maintenance records.

Describe observations, not a guessed repair

A useful report might say that the bathroom faucet has weak hot-water flow while the kitchen faucet works normally. That is more informative than assuming the house needs new pipes. Explain when you first noticed the issue and whether it changed after other work. If a problem is intermittent, keep a note of when it occurs. Do not run water to recreate a backup or enter an unsafe area to collect more information.

Know what to ask before authorizing work

Ask what the proposed work covers, how the price is determined and what could change after access improves. Clarify whether wall repairs, cleanup of water damage or work by another trade is included. If you are managing a Southwest Florida property remotely, agree on how additional findings will be communicated and who may approve them. Afterward, keep the completed-work description and any follow-up instructions with the property's records.

Your service-visit checklist

  • Property address, unit number and best callback number
  • Affected fixtures and when the symptom occurs
  • Previous repair records or accessible equipment labels
  • Gate, parking and building-management requirements
  • A contact who can approve the proposed work
